In March 2017, propertyfinder.ae launched Transactions and asked you, brokers, to share your transaction history. The data collected shows property seekers an agent’s track record, as well as powerful benchmarks of asking prices and property stock history in a given community.

 

What are Transactions?
The Transactions tab under the ‘Find Agent’ section of propertyfinder.ae displays details of transactions you have completed in the past six months. Transactions data includes the month when the property was sold or rented, the price, property type, number of bedrooms, and size.

Why use Transactions?

In 2018 people shouldn’t be the pain point of looking to buy property. Estate agents should be there to help: to be useful sources of information, to find you what you want, and to help you figure out what you need.

In 2017, to help answer this question we began requesting and publishing transaction data of each individual agent. To date we’ve collected and verified over 11,188 transactions (and counting!).

Standards, regulations and consumer expectations have changed. And they will continue to evolve.

In mature markets, transaction data is readily available and the best agents are happy to advertise their successes knowing it’s the best way to secure sellers and buyers. And few sales take place where the buyer or seller isn’t aware of all recent transactions of nearby properties as well as the transaction track record of the agent.

Dubai is the most transparent real estate market in the region and will continue to adopt global best practices. Agents that are at the forefront of this transparency evolution have chosen to be part of the solution. This is critical as more and more people in the UAE are relying on the web for their property search.

Where are Transactions displayed on propertyfinder.ae?
Consumers can find Transactions in your Find Agent profile. Our Find Agent section is the only fully trustworthy directory of verified, active agents in the UAE. Every agent who appears on this page needs to submit documents for verification in order to appear on Find Agent. This gives property seekers the confidence in brokers listing on our portal. From our 2017 Consumer Survey, we know that 1 in 5 consumers find their property through this page.

How do I share Transactions?

  • For recent sales transactions (both off-plan and secondary market) and rental transactions you can submit the transaction details and documents through our system
  • For historical transaction data you can contact us at transactions@propertyfinder.ae

What are the verification requirements?

  • For secondary market sales: MOU, old title deed, new title deed, sellers Passport/ID and buyers Passport/ID
  • For off-plan/direct from developer sales: SPA/Stamped and signed booking form and buyers passport
  • For rentals: tenancy contract, title deed, owner’s Passport/ID and tenants Passport/ID

We are big supporters of a transparent market. Sharing data of what was sold or rented gives legitimacy to our agent’s performance and shows the public what’s really happening in the market. We get more calls from sellers and landlords to list properties as they prefer to list with a performing agent and area specialist. Due to our high ranking on Propertyfinder in the Palm Jumeirah Residential sales, our agent, Akylbek, received a listing in Al Batten for sale. Several viewings were scheduled and an offer was made.
